People really, really want to be at the beach for Summer.

So they buy homes like 124 23rd St. for prices like $3.300M.

This beachy new "Plantation" style home has a darn sweet location just a few steps from the sand, right in the middle of town, and panoramic views down 23rd St. and (currently) over the small neighboring home to the west.

It's not a huge home: 3br/4ba, 2040 sq. ft. But it was pretty high-priced by the square foot, at more than $1,600/PSF. The final sale was just under the asking price of $3.399M. For more, see MB Confidential's post, "PPSF Shocker on 23rd."

Image titleAnother beach-close home built in more of a modern style is new to market: 113 El Porto St. (4br/4ba, 2700 sq. ft.).

The location just north of 39th St. in the El Porto district of MB is just across Ocean Ave. from The Strand, and there are great views over the rooftops of those multi-million-dollar neighbors.

The home is much larger than you might expect from a townhome in the area, with a wide-open floorplan upstairs. (We're featuring a photo of the wet bar here, while other listing pictures provide a good sense of the views to be had.) This one's asking $2.799M.

That home, while up on the flatter areas east of Highland, gets a glimmer of ocean view. Mainly, just a sleepy beach-community feeling.
